Tokyo affordable share houses (lowest private-room price)

Tokyo share houses range from large social houses with dozens of residents to small renovated homes, and you can now choose by concept: women-only, foreigner-friendly or remote-work ready. Most come furnished with no deposit or key money, so you can live in central Tokyo with far lower move-in costs than a regular apartment.

What differs most from house to house is who lives there and how close-knit it is. ShareClip splits Tokyo into seven zones. Shinjuku, Nakano and Koenji along the Chuo and Seibu lines is the classic choice, close to Shinjuku with a good balance of supply and rent. Shibuya, Ebisu and Shimokitazawa has many popular neighbourhoods and slightly higher rents. Shinagawa, Kamata and Omori is quiet and residential with easy access to Shinagawa and Haneda Airport.

Roppongi, Azabu-Juban and Kanda has few listings but puts you next to the office districts at the highest rents. Private rooms in Tokyo mostly fall in the ¥40,000–59,000 range: above ¥60,000 closer to the centre, and around ¥40,000 in the eastern and northern downtown zones. Compare the monthly total, which is rent plus the common fee (utilities and internet, typically in the ¥10,000s). Sort by cheapest private room to see everything within your budget at once.

Initial costs are usually three items: a deposit settled when you move out, an administration fee and the first month's rent. There is no agency fee as with regular apartments. Houses running campaigns may offer a free first month or discounted fees. Before signing, check the minimum stay and whether a cleaning fee applies on move-out.
